Booking Terms & Conditions
Time of arrival – the property will be available to guests from 16:00pm on the day of arrival. A key will be found in a key safe. The code for such key will be notified to you prior to your arrival.
Time of departure – guests are asked to leave the property by 10.00am. Keys must be returned to the key safe.
Bookings made through the online booking system are provisional until confirmed by me the Owner (Jacquie Quin) and you as the customer have read and agreed the Terms and Conditions. Booking Conditions apply equally to all guests.
The following terms apply:
“Customer” – the individual who made the booking
“Guest” – shall mean the Customer’s party
“Owner” – Owner of Swift Cottage: Jacquie Quin
1 A booking is only confirmed by the owner after receiving a completed and dated booking form together with the appropriate deposit.
2 A 25% deposit of the total cottage rental is payable on booking and final payment 6 weeks before the arrival date.
3 CANCELLATION POLICY - In the event of cancellation after payment of the full rent, no refund will be automatically payable. However, best attempts will be made to try to reallocate the reservation. If the booking is subsequently cancelled at deposit stage, the deposit will only be refunded if a letter / email of cancellation is received 6 weeks prior to the holiday commencement date and such refund will be the deposit less the costs of administration determined by the Owner in her absolute discretion. The deposit will otherwise not be refundable. Customer and Guests are strongly advised to take out holiday insurance to cover such cancellations, accidental damage to the property and medical and emergency expenses.
If payment is by credit/debit card there is no additional management charge.
4 Electricity consumption and any other utility services are included in the rental. Bed linen and towels are supplied. Bath towels for use in the swimming pool are not supplied.
5 The property may not accommodate more than the maximum numbers of persons, as advertised.
6 Where pets are permitted, please ensure that they are well behaved and not left unattended. The Owner reserves the right to enter Swift Cottage if necessary, and you as the pet owner are responsible for removing any evidence of your pet. Charges will be made for any damage or for extra cleaning after departure.
7 Please show consideration for the guests visiting the property after your departure.
8 Please check on leaving that all personal belongings have been removed from the property.
9 The customer agrees to leave the property in a clean and tidy condition and to report any breakages, losses and damage to the Owner.
10 Customer’s baggage, vehicles and their contents are at Owner’s risk at all times and the Owner of Swift does not accept any liability for accidents and injuries incurred during the client’s occupation of the premises.
11 Smoking is not allowed in Swift Cottage in accordance with current legislation Smoking is permitted outside the property but please remove all evidence before departure.
12 A telephone is provided, but the Customer is responsible for paying for all calls as specified by the owner.
13 The Owner reserves the right to refuse acceptance or to terminate the visit of any person whose conduct is detrimental to the comfort of other visitors or otherwise a nuisance.
14 If the Owner is prevented by circumstances beyond their control from making the property available and cannot provide a suitable alternative they will refund all monies that have been paid to the Customer.
15 The Owner does not accept responsibility for loss or damage to belongings, nor injury or accident, which the Customer or any of his/her party may incur or experience.
16 The Customer undertakes to keep the cottage and all furniture, fixtures and effects in good repair as at the commencement of the rental period. Breakages and damage should be reported as soon as possible to the Owner. On departure the cottage should be left clean and tidy. All rubbish should be removed and placed in the communal rubbish bins in the car-park area, the dishwasher left empty, log burner cleaned out and the barbecue and utensils cleaned. Charges may be made if Swift Cottage is left in a poor condition.
17 A security deposit of £100 will be taken at final invoice stage. This will be returned direct to the customer within two weeks of the departure date subject to no damage being undertaken to Swift Cottage (both structure and contents).
18 The swimming pool is heated and the Cottages Management Company aim for a temperature of around 80 deg F. However, the temperature cannot be guaranteed. We make every effort to keep the swimming pool open all season, however it may be necessary to close it due to contamination, mechanical breakdown, or other circumstances beyond our control. No compensation will be paid in these circumstances.
19 The Owner will not pay compensation due to failure of any appliances within Swift cottage, or the communal facilities that are on site at Newhouse Barton.
20 The content of the Swift Cottage website has been prepared in good faith. I will inform the Customer of any significant changes at the time of booking or as soon as possible if you have already booked but shall not be liable for any minor or insignificant inaccuracy in descriptions or information.
22 The Customer will be asked on booking if you give your consent for the Owner to contact you after your stay. If you do not wish the Owner to contact you please let the Owner know and the Customer’s marketing preferences will be amended on the booking system.
23 The only contracting parties are the Owner and the party making the booking. i.e the Customer
24 Please note that Swift Cottage is one of nine cottages that are individually owned at a holiday complex known as Newhouse Barton. All furniture and equipment at Swift Cottage belongs to that individual cottage and should not be loaned out to other guests in other cottages. Also furniture and equipment that belong to one of the other eight cottages should not be used.
